Jonathan Dobkin discusses the future of commercial property Investment in the FT Adviser

Jonathan Dobkin, Partner in our Commercial Property team, examines the shifting dynamics of the commercial property market amid global uncertainty and economic change.
He reflects on how events such as Brexit, the pandemic, and geopolitical tensions have created a climate of hesitation among investors. Despite this, real estate remains the world’s most valuable asset class, offering long-term income and acting as a hedge against inflation, a quality that continues to attract interest even in turbulent times.
Jonathan highlights signs of recovery in the commercial property sector, with investment activity beginning to increase again. According to CBRE, capital and rental values are showing modest but positive growth, and a 15% increase in investment is forecasted. This renewed momentum is driven by easing interest rates and reduced debt costs, suggesting that the market may be entering a more optimistic phase for those ready to re-engage.
He also explores the trend of repurposing underused office spaces, particularly in city centres, into residential, retail, or hospitality developments. This shift reflects changing work patterns and urban needs. At the same time, he stresses the growing importance of ESG strategies in property investment. Buildings with strong environmental and social credentials are now achieving higher rents and lower vacancy rates, reinforcing the idea that sustainability is not just a value-driven choice but a commercially strategic one.
